What We Wash

• House siding: We clear off dirt, chalky old paint residue, cobwebs and mildew. On siding we adjust the pressure to the surface instead of blasting it, so the water doesn’t get forced behind laps and trim.
• Soffits and eaves: Wasp nests, spider webs and grime collect up under the roofline. Cleaning these areas makes a big difference in how the whole house looks.
• Decks: We remove graying, dirt and loose old finish so wood is ready for fresh stain or sealer.
• Fences: Wood and vinyl fences pick up dirt, algae and sprinkler stains. Washing brings them back and prepares wood for stain.
• Driveways and patios: Concrete collects tire marks, dirt and organic staining. Washing brightens it up. Some deep oil or rust stains may lighten without disappearing completely, and we’ll tell you that up front.
• Prep washing before paint: This is a careful wash done specifically to get surfaces ready for primer and paint.

Why Washing Before Painting Matters

Paint only sticks as well as the surface underneath it. If you paint over dust, chalking, cobwebs or mildew, the new coat is bonding to dirt instead of your siding. That’s a common reason exterior paint peels, blisters or fades early. Even premium paint like the Sherwin-Williams products we use needs a clean, sound surface to perform the way it’s designed to.

Washing also shows us what’s really going on. Once the grime is gone, it’s easier to spot loose paint, failing caulk, soft wood or damaged siding that should be fixed before painting. After washing, we let everything dry thoroughly before any paint goes on. Skipping that step causes as many problems as skipping the wash.

Power Washing FAQ

Will power washing damage my siding or deck?

It can if it’s done carelessly, which is why we match the pressure and technique to each surface. Siding, soft wood and concrete all need different handling.

How long after washing can you paint?

Surfaces need to dry completely first. That usually means waiting at least a day, and longer for wood or in cool, damp weather. We check before we start painting.

Can I book power washing without painting?

Yes. We’re happy to wash siding, decks, fences, driveways or patios as a standalone job.

Do I need to be home?

Not necessarily. We’ll need access to an outdoor water spigot, and we’ll ask you to close windows and move anything fragile away from the work area. We can go over those details when we give you your estimate.
